EWS1 Assessment & Certification

We survey your building and produce an EWS1 report & signed form.

The EWS1 form was originally designed following Government advice regarding external wall systems on buildings above 18m and was created to ensure residential buildings could be assessed to allow lenders to offer mortgages. Changes in Government advice in January 2020 brought all residential buildings of any height potentially within scope. We are registered to upload your form to the Fire Industry Association (FIA) portal making it easier for the clients and lenders to access.

Fire Risk Appraisal of the External Wall (FRAEW)

We produce a Fire Risk Appraisal of the External Wall (FRAEW) as per the requirements in PAS 9980. This relates to blocks of flats in the United Kingdom, it addresses the risk from fire spread over the external walls of multistorey blocks of flats.

The amendment to the existing Fire Safety Order 2005 known as the Fire Safety Act 2022 (FSA 2022) will be the legal vehicle for the Responsible Person – such as the freeholder – to ensure a fire risk assessment is completed for the internal structure and now in addition the external walls, including the doors and windows within those walls, and attachments such as balconies, cladding and insulation. Action to remove or negate the risks identified must then be taken.

Our Services

Retrospective Inspection & Reporting Services

This is primarily for existing buildings.

Following a desk top exercise and initial survey to establish areas to check, we will intrusively survey the external wall of your building to ascertain the materials that make up the external wall. We will gather information to sign an EWS1 per the RICS guidance and produce a FRAEW report.

Remediation Inspection & Reporting Services

This is primarily for buildings that have been surveyed and are now being remediated to bring them up to standard and make them safe.

This is a similar process to development but the project is usually only about upgrading the external wall. We will carry out a desktop survey of your proposed design and advise you if it will be sufficient to gain a positive outcome on an EWS1 survey. Following that, we will visit your site an agreed number of times to establish that the materials are as proposed, that they are used in the correct place and fitted per the manufacturer’s guidance.

Development Inspection & Reporting Services

This is primarily for buildings under construction.

We will carry out a desktop survey of your proposed design and advise you if it will be sufficient to gain a positive outcome on an EWS1 survey. Following that, we will visit your site an agreed number of times to establish that the materials are as proposed, that they are used in the correct place and fitted per the manufacturer’s guidance.

Our Team

We are Fire Engineers, Chartered Building Surveyors and high-level Fire Risk Assessors with backgrounds in the Fire & Rescues Services, commercial fire sectors and the construction industry.

Our Fire Engineers are registered with the Engineering Council at
Incorporated Engineer level via the Institution of Fire Engineers (IFE).
They are Fellows and Members of the IFE, as well as Members of the Institute of Fire Safety Managers (IFSM), Chartered Building Engineers & Members of CABE. They are third-party accredited fire risk assessors and are completing the RICS external wall surveyor course.

Our Surveyors are a mix of surveying professionals and fire professionals.


Some are registered with the Engineering Council at Engineering Technician level with the Institution of Fire Engineers (IFE), as well as being Members of the IFE and Members of the Institute of Fire Safety Managers. They are also third-party accredited fire risk assessors. Our qualified surveying professionals are Surveyors and Chartered Surveyors, with Member grade membership of RICS. Members of the team are completing the RICS external wall surveyor course.

Your Due Diligence

We are registered to use the FIA portal to deposit EWS1 forms when required. To underpin our qualifications and experience, we hold the appropriate Professional Indemnity Insurance to carry out work on external walls.
